Miami Spec House With an Upside-Down Floor Plan Has Residents Living in the Treetops

This nearly 10,000-square-foot spec house on Brickell Avenue in Miami offers a tropical modern design, lush landscaping and an upside-down floor plan that takes in the tree canopy.

“All of the bedrooms are on the lower floor and all of the public common areas and the pool are on the second floor,” said listing agent Angel Nicolas of Compass. 

“The architectural design is very unique with all of the lines and the way the house is set up,” he said. “It almost looks like a tree house.”

The large covered entrance on the second floor features custom concrete benches, palm trees, steel planters and a 10-foot-tall glass pivot door.

Other architectural and design features include walls of glass, floor-to-ceiling windows, double-height ceilings, a green roof, skylights, smart home automation, two electric-car charging stations, and fixtures by Duravit, Aquabrass, Hansgrohe and Grohe.

A glass spiral staircase takes you down to the lower bedrooms, which are tucked behind a curved wood wall. A sunken indoor-seating area with a custom fireplace sits in front of the wall.

“Having the bedrooms downstairs makes them feel cozier, and they all open to the yard,” Mr. Nicolas said. “It’s like being on vacation in Bali down there.”

The primary bedroom suite, which is in its own wing, features dual closets, a private deck, a double-sided gas fireplace and a bathroom with double vanities, an oversized shower area and a freestanding stone-resin tub.

The lower level also holds a full bar, a movie theater and a gym, Mr. Nicolas said.

The 8,167-square-foot house, which was designed by the architect Gabriel Lopez, has seven bedrooms, eight full bathrooms and one partial bathroom. It sits on a 0.41-acre lot.

Amenities include a lap pool with a large deck, a children’s pool, a spa, two fireplaces, a large covered carport area that can hold nine or 10 cars, a fully equipped outdoor summer kitchen, an elevator, a bar, a wine wall, a movie theater and a gym.

“This is a very exclusive street,” Mr. Nicolas said. “It’s rare for properties to come onto the market there.”

“It’s not gated, but it does have 24/7 security patrolling,” he said. “Madonna and Sylvester Stallone are former residents.”

You can walk to Coconut Grove, and the Vizcaya Gardens are also nearby, he said. It’s about a15-minute drive to Miami Beach.
